When you choose a self build home, you have control over every aspect of the process - from concept to completion. It’s an ideal opportunity to create a house that is perfectly suited to your lifestyle. In terms of budgeting, you can also choose where to splash out and where to save.
You can create a high-quality home on a smaller budget, in comparison to purchasing a newly built house.
You will make, on average, a 25% profit on your self build project if you choose to sell it. You will also save money on VAT.

In fact, self build homes can often work out cheaper. When you buy a new build, the developer will usually keep between 10-30% of the profit. If you have built the home yourself, these profits are yours to keep.
To begin your self build home, you first need to figure out your budget. How will you fund your self build project? You may choose one or a combination of options: a cash-lump sum, selling or remortgaging your house, or a self build mortgage.

Then you need to choose your build approach. How much do you want to be involved? You can take on the role of project manager yourself, but you should ensure that you have enough relevant experience. Alternatively, you can hire a project manager to assist you with the process. But the simplest option and the most common route that self builders take is to hire a main contractor to manage the build. From beginning to finish, you can expect your self build project to take up to 24 months. The research and planning stage can take around a year, and the build can take anywhere from 6 to 12 months.
When you self build, you have control over the entire process. In a custom build, a property developer takes care of most of the process - obtaining land, hiring contractors, managing construction. You have control over some aspects, such as the layout of the building or finishing touches - but there will be some elements you will not be able to change.
A self build plot is a piece of land that is purchased for the purpose of building your own house.
You can find land to build on nearly anywhere in the UK, but the price of the self build plot will vary depending on location.
